How Did Your Silicon Valley Home Value Fare in September ‘07 Compared to September ‘06?

Gloomy news reports all month about the sub-prime lending crisis dampened home sales over the same month last year. But, stats from our Multiple Listing Service REInfoLink show that  the median sales price again rose in September in 12 of the 15 Silicon Valley cities when compared to September of 2006.

Although San Jose’s total volume of sales was down from $409,235,594 in September 2006 to $188,832,728 this past month, the median sales price rose to $747,000 citywide, up from $715,000 last September.  This median was fueled by increased sales of upscale homes in Almaden Valley, where the median sales price reached $1,209,000 (up from $1,082,200 in September 2006); Alum Rock, $675,000 (up from $650,000); Berryessa, $745,500 (up from $688,000); Cambrian, $737,500 (up from $720,000); Evergreen, $900,000 (up from $842,500); and Willow Glen, $857,000 (up from $825,000).

Do you own a single-family home in one of the following 12 cities? You will be glad to hear median sales prices for single-family homes rose in September over the same month in 2006:

Campbell - $910,000 median sales price in September ‘07 (up from $807,500 in September ‘06) 
Cupertino – $1,304,000 (up from $1,006,615)  
Gilroy – $780,750 ($723,750)
Los Altos – $1,795,000 ($1,650,000)
Los Altos Hills – $3,575,000 ($2,525,000)
Los Gatos Mountains – $900,000 ($809,627)
Mountain View - $1,203,000 ($850,000)
Palo Alto – $1,720,000 ($1,088,000)
San Jose – $747,000 ($715,000)
Santa Clara – $741,250 ($728,000)
Saratoga - $1,675,500 ($1,490,000)
Sunnyvale - $975,000 ($850,000)

Total sales volume increased in Cupertino, Los Altos Hills, Monte Sereno, Palo Alto, and Sunnyvale. Countywide, total sales volume decreased from $847,773,112 in September 2006 to $546,413,641 in September 2007.
